Why Multiplexes ?
There are many reasons why multiplexes are being reconsidered by cities globally, as more and more see that multiplex housing provides economic, social and environmental benefits in the form of gentle density.
In Toronto, the city has acknowledged multiplexes as a key solution to our housing crisis and has updated the planning bylaws accordingly. Across the city, multiplex housing up to 4 units is now permitted, with up to 6 units potentially allowed in 2026.
It’s not just multiplexes for urban living, many small towns historically have them and are valued as an integral part of their housing stock. Many cities and towns across Canada also see why multiplexes can address their housing and affordability challenges and are updating their bylaws.
Regardless of the location, multiplex housing provides long-term solutions for singles, young families, and retirees to stay in their beloved neighbourhoods at each stage of life.
Multiplexes for urban living also mean soft density in neighbourhoods, which means more children for schools in areas with older populations, more riders to justify better transit, and thus less dependence on cars. Finally, this results in less urban sprawl, saving valuable farmland.
